MPOA Weekly Update: May 20, 2022

REC IDS ARE NOW DIGITAL!


Effective May 1, 2022. Recreation IDs went digital with the help of CellBadge’s mobile security badge system. This system will replace the Recreation IDs, which will no longer be valid.


Registration with Cell Badge will be required to access MPOA’S amenities and events.


1.) Create your account:

Please visit the online Cell Badge portal to complete an “Initial Add Request” with contact info for a primary residing Homeowner/Renter. This will be the name/address you will give at check-ins. Allow 3 business days for the approval/rejection process.


2.) Enter Household Info:

-Once accepted, return to the same page to sign in with your contact info and REQUEST A PIN.

-Enter any additional household members who reside at the address of the account.

-Upload a clear, recent, close-up photo for each requested household member by clicking the camera button next to their name.


If you set up your account before 5/2 and didn’t receive a confirmation email from recreation@montclairva.com, we may still be missing photos or documentation for your account.

Annual Property Inspections (API):


First round of APIs are currently in progress with regular inspections occurring in each precinct simultaneously every business day, weather permitting. First rounds of inspections are scheduled to be completed by Memorial Day Weekend, May 27, 2022. With the warmer weather approaching, here are some common Spring cleaning items to consider:


· Clean dirt, debris, and mildew from siding, gutters, and soffits

· Paint condition of exterior, including siding, door/window trim, shutters, etc.

· Routine maintenance of lawn/landscaping

· Repair any maintenance issues with fences and driveways


Should you require making significant improvements or modifications, such as replacing fences, windows, doors, or repainting your home, etc. please submit a Property Improvement Request (PIR) form found on our website at www.montclairva.com under Forms & Documents and follow the instructions provided.


For additional information for PIRs, and other items reviewed during APIs, please refer to Article 5 of the MPOA Community Guidelines, as well as the MPOA Amended Deed of Declaration and Bylaws.

 

Updated Assessments - May 1, 2022 – April 30th, 2023:


The new budget has passed and assessments for the 2023 Fiscal Year (May 1, 2022 – April 30, 2023) will be $720 annually or $62/month if you choose to pay monthly ($60/month + $2 service fee).


If you have paid the annual assessments in full ($720.00), you may have noticed that only the monthly amount of $62.00 was deducted from your assessment account. Please note that Accounting Department will deduct the annual fees during the end of May/beginning of June and credit back the $2.00 service fee.

 

Volunteers Needed

Community volunteers are vital to the success of MPOA events. We are seeking volunteers to help continue making enjoyable experiences for everyone who attends our events.

Committee Members Wanted!

The Communications, Covenants, and Signage Committees are looking for members to join. Here is a brief description of each committee:


Ad Hoc Signage Committee research, discuss, and will develop a plan to secure professional design options to replace current Montclair signs that are consistent in material, style, and theme, while also embodying the "Montclair Community." Signs for consideration are all entrance, beach, and event signs.


The Covenants Committee reviews Property Improvement Requests and assures that properties are maintained in a manner providing for visual harmony and soundness of repair, avoiding activities deleterious to the aesthetic or property values of the property, and promoting the general welfare and safety of the owners, their guests, and other invitees.


The Communications Committee provides creative and technical methods to enhance all avenues of communications between the Board of Directors and Members of the Association, as well as suggesting methods of facilitating information flow from sources outside of the Montclair community.

Lantern Launch

Saturday, May 21, 2022 | 7:30PM – 9:00PM @ Dolphin Beach

Join us and launch a floating lantern to honor our Armed Forces members who have served, or are currently serving.

Lanterns can be picked up at the MPOA Office during regular business hours, and will also be available at the event (while supplies last).

VCE Presentation: “Lake Montclair’s Last Line of Defense”

Tuesday, May 24, 2022 | 7:00PM via Zoom

Attention all Montclairions, interested in swimming, boating, and fishing in Lake Montclair? The ability to enjoy recreational activities is increasingly under threat. Sediment and nutrient loading continue to impact water quality and will eventually make the lake unusable.


Remember last year’s Harmful Algae Bloom? Everyone in Montclair can make a difference in protecting the lake. Nancy Berlin, a Natural Resources Specialist in Water Quality, crafted a presentation specifically for Lake Montclair because of the Harmful Algae Bloom last summer. The VCE partners with VA Tech and Virginia State University to educate the public on Virginia’s Natural Resources.

Montclair Day 2022 – “The Great Campout”

Saturday, June 4, 2022 from 3:00 PM – 9:30 PM at Dolphin Beach

Celebrate Montclair with a day of live music, delicious food, and camp-themed games/activities with your neighbors! Henderson Husky 5k and Mile Fun Run

Sunday, June 5, 2022 from 8:00 AM – 11:00 AM at Henderson Elementary School – 3799 Waterway Drive.


This event is organized by the Henderson Elementary PTCO, a non-profit volunteer-based organization; 2022 is the 12th Annual Henderson Husky 5K and the first since 2019. Access to the following streets may be restricted during the course of the event and police officers will be stationed at these locations to help direct traffic accordingly:


Mile Course (from 8:00 am – 8:30 am): Henderson ES to Waterway Drive northbound (close one lane), left onto Golf Club Drive, turnaround at intersection with Ridgewood Court.


5k Course (from 8:30a – 10:00 am): Henderson ES to Waterway Drive Southbound (close one lane), right onto Avon Drive, left onto Fairway Drive, left onto Dolphin Drive, north on Golf Club Drive, left on Loganberry Lane, right onto Silvan Glen Drive, across Waterway to the start.
