Amendments to Article 5 of the Community Guidelines

Amendments to Article 5 of the Community Guidelines (Architectural Guidelines and Home Businesses) Amended August 12, 2009

Over the past several months, the Covenants Committee and the Board of Directors have been working together to update Article 5 of the MPOA Community Guidelines (Architectural Guidelines and Home Businesses). While many of the guidelines remained the same, there are some notable changes and additions that I wanted to inform you on.

 5.4.11 Driveways: A new section concerning driveways has been added to the guidelines. If you are planning on replacing your driveway, this details the information you will need to submit to the Covenants office and possible county involvement.

5.4.8(d) Docks Piers and Wharves: Under this section, docks are restricted in size to no more than 18 feet in width. The requirement that docks cannot exceed farther than 12 feet into the lake is still in place.

5.4.13(a) Fences for Single Family Homes: The Covenants Committee will now start accepting applications for vinyl or composite fencing. Each of these style fences will be considered on an individual basis.

5.4.18 Gazebos: A new section has been added for gazebos.

In sections 5.4.10, 5.4.39, and 5.4.47, doors, siding, and windows must be approved by the Southlake Board as well as the MPOA Covenants Committee.

As always, residents are welcome to come by the MPOA Office to receive a copy of the updated guidelines.  The Community Guidelines are also available for download on the official MPOA website under the ‘Documents & Forms’ section.  Please keep in mind that ALL exterior modifications require approval (even if that item is not listed in the guidelines).  If you have any questions or concerns, please feel free to contact the Covenants Department.
