September 8, 2010 Board of Directors Meeting

The Board of Directors meeting will be held on Wednesday, September 8, 2010 at 7:30 p.m. at the MPOA building at 3561 Waterway Drive, Montclair, VA  22025. Assessment Reminder: September 1, 2010

Don't forget to make your payment!Assessments are due at the first of each month. The FY2011 annual assessment is $510; however, owners may elect to pay 10 monthly installments of $53.00 ($51.00 plus a $2.00 service fee). Any assessment of installment that is not paid within ten (10) days of the due date will incur a $45 late fee. Any payment placed in the MPOA  drop box after 5 p.m. will not be marked as received until the next business day; therefore, if a homeowner drops off a payment in the drop box after 5 p.m. on the 10th of the month, it will not be marked as received until the 11th and will be considered late.

Volunteer today!September 18, 2010 will be here before you know it and we are looking for VOLUNTEERS to help make Oktoberfest happen.  Shifts are available beginning at 11 a.m. for set-up, and go throughout the event from 2 -9:30 p.m.  Sign-up to work the funnel cake booth, games, flip burgers, collect tickets, and so much more. We need your HELP! Without volunteers, Oktoberfest will not happen, so check your schedule and make time to come out and meet your neighbors and enjoy a day of German food, beer, and fun!

What is a Constructed Wetland?

Located on Spriggs Road adjacent to Powell’s Creek is the newly developing community, Hope Hills Crossing.  Photos of the project’s Storm Water Management system can be seen here.  The big area in the corner near Spriggs Road is a constructed wetland which is nearing completion.  Constructed wetlands are one of the most effective methods for controlling both the quantity and quality of the runoff.  The system is designed so that normal low stream flows are confined to specific channel and normal base flow is maintained.  During heavier rain events the water level rises and overflows into the wetland areas on both sides of the main channel. Sediment settles out in the shallow areas and the plants and vegetation in those shallow areas remove nutrients and other pollutants.  The low berms in the shallow areas direct and slow down these overflows by increasing the amount of time it takes for the water to flow through the system.   For further information please contact Chuck Williamson, Stream Protection Manager, Prince William County, Dept. of Public Works, Watershed Management Branch, at (703) 792-6982, or e-mail: cwilliamson@pwcgov.org.

Revised Collection Policy; Late Fee Increased to $45

At the July 8 meeting, the Board voted unanimously to adopt an updated collection policy addressing the process and procedures to be followed for notification and collection of delinquent assessments. Beach Parking & Boat Ramp Policy

During the off-season months (after Labor Day until Memorial Day), MPOA beach parking lots will close and lock at 3:30 p.m. Friday and will open at 7:30 a.m. Monday.  West Beach Boat Ramp users will need to use their West Beach boat key in order to access all gates.  During beach season (Memorial Day weekend through Labor Day), gates will open daily at 7:00 a.m. and lock nightly at 7:30 p.m.
